Homes can be sold as-is at auction and once the bidding is over, the property is sold.

Real Estate Auction Process

Step 1: No-Obligation Consultation

One of our licensed staff members will meet with you to evaluate your home and property and gain insight into your situation and why you are selling your property. Our staff will explain the process and answer any questions you may have. Our staff will discuss the benefits of having a real estate auction and explain the competitive bidding process. Once you decide which route you’d like to take and we receive a signed contract, we will analyze comparable property and recommend a target sale price that will meet your financial goal and timeline.

Step 2: Property Appraisal

Your home is more than just a home, it’s at the heart of your family. Our goal is to make selling your home as smooth and easy as possible.

Our agents will work with you to develop a pricing strategy and determine the best way to market your home. We have the most up-to-date tools and resources to connect you with the right potential buyers at the right time. Our streamlined negotiation process allows you to review and sign the sale documents anywhere.

We realize you may have inherited your home and may need to sell as-is. If that’s the case, a real estate auction is a great way to gather pre-qualified buyers who will competitively bid to win the sale which can sometimes bring a higher price than a traditional sale.

Step 3: Preparing for the Auction

The preparation of your property for auction is extremely important. Your property will look as good as it possibly can before we move on to taking pictures and creating the listing. Once the listing is created, we will begin marketing the property to thousands of potentially interested buyers, coordinate showings and prepare for auction day. In addition to property preparation, listing creation and marketing, we also evaluate the parking situation and coordinate with the city / HOA if required. We’ll let your neighbors know about the upcoming auction so they aren’t surprised when a lot of people descend on your neighborhood.

If you inherited the property and aren’t sure what to do with the contents of the home and/or buildings, we can coordinate an estate sale to liquidate the contents of the property.

Step 4: Auction Day

Auction day starts as early as 4:30am for our staff. We walk through the property to make sure everything is still in good shape and address any issues we may find. We put out signage directing people to the auction to make it easy to find. Our staff will be on hand to answer any questions that potential buyers have before the auction starts. When the pre-auction showing time begins we will give the crowd an overview of the property before they enter. We’ll have plenty of fliers on hand to give to the bidders. Our staff will be spread throughout the property to ensure safety and answer any questions bidders have before the auction starts.

Step 5: Post Auction Closing

Once your property sells our staff will handle the complex closing process. Closing on a property includes dealing with the title company, preparing loads of paperwork and ensuring every I is dotted and every T is crossed. We’ll take care of it and all you’ll have to do is provide a few signatures to finalize the sale. Closing typically takes 30 days and as soon as it’s done, you’ll have a check in your hand.
